Planning, Zoning and Expropriation Lawyer in Israel
Legal assistance with planning objections, building permits, land-use disputes and expropriation matters.
Ayyat & Co. assists property owners, buyers and businesses with planning and building law in Israel. Our work includes reviewing planning rights, objections to plans, permit-related disputes, enforcement notices and land expropriation issues.
From our Hadera office, we assist clients in Hadera, the Sharon region and the Triangle, including owners living abroad. Send the property identifiers, plan number and any official notice so we can identify the relevant procedure and deadline before you commit to a transaction or respond to a decision.
Identify the plan, decision and deadline first. An ownership record does not answer every planning question. The plan, permit history and precise notice must be reviewed alongside the property rights.

Frequently asked questions
Property checks and building rights
Can you check planning issues before I buy land in Israel?
Yes. We can review the legal planning questions and identify additional records or technical opinions needed for the proposed purchase and intended use.
Does a Land Registry extract show what I may build?
It is not a substitute for reviewing applicable plans, permits and other planning records. Ownership and planning status should be examined separately.
Objections and enforcement
Can I object to a proposed plan affecting my property?
The plan stage, your interest in the property and the applicable procedure must be examined. Send the published notice and plan number promptly so any deadline can be checked.
What should I do after receiving a building enforcement or demolition notice?
Send the complete notice and the date and manner of receipt immediately. The available response depends on the type of notice, factual history and applicable procedure.
Expropriation and overseas owners
Does an expropriation notice automatically establish my compensation?
No amount should be assumed from the notice alone. Rights, the statutory route, the land affected and valuation evidence require review.
Can the firm assist if I own Israeli land but live abroad?
Yes, subject to the matter and agreed scope. We can review records and coordinate with local professionals; any required attendance or authenticated authority is assessed separately.
